PADZ is one of many fledgling sites for advertising flats to rent, new to market it is still in Beta with less than 300 properties in London available. PADZ has just made an announcement about a unique facility which it hopes will set it apart from the competition – to help tenants find the best rental properties and provide feedback on what it’s really like to live in a particular property, it has incorporated a property and landlord reviews system. As PADZ puts it – “Sometimes the reality doesn’t quite live up to the description, or the benefits of living in a certain location aren’t apparent until you’ve spent a few weeks there. ”
In the PADZ system – current and previous tenants can submit a review of the property or room that they stayed in and leave feedback and a rating. New tenants searching for a property or a room to rent can see the average rating for each property and can read the individual reviews. Properties can also be ranked according to their rating.
As well as property reviews, previous and current tenants can also review their landlord or managing agent. The review can include feedback on the landlord’s management of the property and attendance to maintenance issues. New tenants can see the landlord’s profile and check their reviews before deciding to view the property or make a booking.
Next week I will explain why I think that this just isn’t going to work
