The Flat That Got Away. But There’s Always Another Deal!

Last week I wrote about how we bought a ground floor flat at 50% discount because no one else could get in to view :-) . We’d hoped to buy the top flat at a similar discount, so were leaving the outside of the building looking as bad as possible and working very hard to keep people out. The estate agent was desperate to get the keys.  We said, “You can have keys if you pay a share of the security door hire, pay for the key cutting, and our time to get them cut and delivered.” They refused, so we replied, “Well you can’t have the keys then!”. “That’s illegal”, the EA said. So we said, “OK, take us to court!”

We hoped to buy from vendor (RBS) sub-£30K if possible, on the basis of what we’d paid (£32,500) for the larger GFF which needed less work. If they wouldn’t agree we were going to purchase the freehold, set up a management co. and try for compulsory purchase. This on the basis they were not complying with their leasehold terms by leaving the flat derelict, allowing squatters to enter thru loft spaces and causing leaks affecting the downstairs flats. I need to pay the least possible, as it increases my yields, allows me to cash-out more on refinance, and just plain saves me money!

A spanner was thrown in the works when a mystery buyer appeared and offered £41K. An odd figure, but I’d already phoned the EA posing as a buyer so knew they were telling everyone there was an offer for £40K. This was a lie, that was our OLD offer which was withdrawn after the squatters re-entered and did more damage. The squatters still have access to the top flat through the roof from the squatted house next door, but we’ve made it pretty clear they mustn’t come downstairs into our flats. We have civil relations with them and I’m confident of getting them out if and when I want.

We were worried the mystery buyer might be a slumlord, and sad we’d lose our deal, especially to someone buying blind. You’d have to be a bit desperate to do that IMHO. The bidding was going too high for us, so to avoid a slumlord we asked the brothers who’d bought the basement (for more than they should – it’s their first buy-to-let and they’re a bit naive) if they wanted it and they offered £43,500! This was refused as exchange was imminent!

A final odd thing was that on the day of exchange, we were working in the lower flats and there was a loud banging on the front door. Looking out the window we saw two big blokes and a van. They carried on banging and didn’t go for about half an hour. Obviously we didn’t let them in, just kept quiet. Later the basement tenants told us they’d knocked on their door too, and had been quite intimidating. I don’t know what that was about, but can speculate… there’s a new purchaser, who has just bought a squatted flat, then two big blokes come round… That is NOT the way to deal with squatters and the new owner can’t even get access to the top flat anyway! Also he probably doesn’t realise he’s got to lay in new mains cabling and gas pipes, as they’ve been stolen. He will need to come thru our flats to do that. But that’s what you get for buying blind. And the squatters can re-access the top flat any time they want thru the roof voids, or even by taking tiles off the mansard if he blocks the loft in.

I am worried where this may lead, the mystery buyer lives overseas (apparently), and has made no attempt to contact us even tho we’ve left phone numbers and email addresses. This is the problem with flats unless you own the whole block. I’m disappointed the brothers from the basement couldn’t buy as they aren’t slumlords. The price was too high for us. The moral of the story is, there’s always another deal. To get the very best deals you must be prepared to walk away many more times than you buy. If you want it too much you will always pay too much.

A consolation is we live locally which gives us far more influence and control than someone living overseas.

When You Rent a Flat You Don’t Need a Handyman

I was reading an article from The Accidental Landlord on the same day that I got a text, e-mail, and phone call from a tenant about a problem (admittedly a very serious one – a leak). In our case we had fixed the problem by 11:00 on the morning that it was reported, and I just wondered whether our tenant appreciated how lucky they are? Because we are a professional landlord maintaining flats day in and day out we have a permanent relationship with tradesmen who know what they are doing, and who will come to fix the inevitable problems that all flats face.

If you are a tenant of Pimlico Flats, you speak to George in reception on your way to work, and when you come home the problem has disappeared. The Accidental Landlord says:

  • £24.95 per hours, no call-out fee. Chap was on time (always a bonus) and he gave a quote to replace a bedroom door. He returned the following week with the door and carried out the work for an agreed fee of £144, which included the cost of the door plus labour. I think it took him more than 5 hours, but he only charged me the 4 hours agreed at the outset. 10/10
  • £20 per half hour (+VAT) + £20 call-out fee. More at evenings and weekends. A little yellow man turned up on a little yellow scooter, on time, and he worked swiftly through a list of tasks but he didn’t have the expertise to carry out all of the repairs, which was disappointing as I’d been told on the phone that he would. Jobs left undone were a slow-running tap and a faulty Yale lock. 7/10
  • £40 for the first hour then £15 per half hour (+VAT). No call-out fee. Man arrived an hour late (grrr), didn’t call to let me know (grrr again). Once he was there it took him only a few minutes to erect at shower riser rail, for which I would have had to pay £47, but he agreed to carry out some other little DIY jobs such as glueing down some loose laminate etc. 6/10
  • £20 per hour half plus £20 call-out (+VAT) Mr Grumpy was on time but that’s where the good news ends. He put up 3 roller blinds. The first one was wonky and I think he hoped I wouldn’t notice there was a gap of a few inches on one side. He managed to get grubby finger prints over it too. Oh, and he broke a lamp. He did deduct £10 from his fee for the lamp, but still…..5/10

The Rent is Too Damn High

Pimlico Flats has always rented Flats and Studios at cheaper rents than generally available in Central London, but even our rents have been rising as increasing administration costs, taxes and utility bills bite. Today I came across the sort of Political Party which would have the support of every tenant of a Central London Flat or Studio. The “The Rent is Too Damn High” Party is a local New York City political party that has presented mayoral candidates in 2005 and 2009. Both times, Jimmy McMillan was the mayoral candidate receiving more than 4000 votes.

Unlike most political parties, the Rent Is Too Damn High Party doesn’t fudge it’s stance on issues, from the economy to foreign policy, from law & order to medical care, it’s view is that the rent is too damn high.

What is the betting that with Central London’s current rents for Flats and Studios London’s 2012 Election might have a “Rent Is Too Damn High” candidate?
